How to find off-market properties in the UK

A practical guide to finding homes before they appear on the major property portals—and assessing an opportunity with the same care as any other purchase.

What does off-market mean?

An off-market property is not currently being advertised on the major public portals. The homeowner might be preparing to sell, quietly testing interest or choosing an estate agent before a public launch. “Off-market” does not necessarily mean secret or discounted, and it does not guarantee that the owner will ultimately sell.

Finding these homes requires a broader search than setting alerts on the usual portals. The most effective approach combines a clear buying brief, credible finances and several sources of early information.
